The city of Bijeljina boasts four industrial zones, three of which are currently operational. Their existence plays a significant role in the city’s economy, attracting numerous businesses thanks to favorable conditions such as solid utilities, transportation, and energy infrastructure, as well as affordable land prices.
The construction of the highway is expected to further enhance the importance of these zones, potentially attracting foreign investors.
Success Stories from Industrial Zones
Vjekoslav Ćuturić, involved in the production, sale, and servicing of scales, purchased land in Industrial Zone Two in 2018 under highly favorable conditions. Since then, his company has grown significantly, expanding from five employees to 20, with plans for further development.
- “Back then, we couldn’t have imagined reaching this level. The land prices were reasonable at the time, especially compared to today’s real estate and land value. If we were to start now, we’d likely achieve only 30% of what we’ve done so far,” said Ćuturić, director of DMV d.o.o. Bijeljina.
Located near the industrial zones are a bypass and the under-construction highway, which businesses anticipate will bring positive outcomes.
- “The highway will certainly be beneficial. While we are not strictly dependent on it, it will attract new customers, services, and opportunities,” Ćuturić added.
Indicator of a Thriving Business Environment
Industrial zones are also indicators of a community’s economic development and favorable business climate. One of the requirements for obtaining the Business Friendly Certification (BFC), which Bijeljina has received, is the establishment of industrial zones.
- “The announcement of a fourth industrial zone, planned to be a free zone for investors, is expected to positively impact the business environment in Bijeljina,” stated Slavica Marković, director of the Bijeljina Regional Chamber of Commerce.
Export Growth Despite Challenges
Despite a decline in Republika Srpska’s overall exports this year, export-oriented companies in Bijeljina have shown growth.
- “In the first nine months of this year, export growth has been recorded, showing that companies, including those operating in industrial zones, are performing well. While Republika Srpska as a whole has seen a decrease in exports, Bijeljina has resisted this trend, with an increase of 10 million KM compared to 2023,” Marković noted.
Future of Industrial Zone Four
With Industrial Zone Four spanning 95 hectares, it has the potential to meet the demands of large companies seeking plots of up to 50,000 square meters. This zone is designated for industrial production, light industry, and small enterprises, further boosting Bijeljina’s appeal as a business hub.
